In the fourth picture......the vertical expansion joints are very close together on the left of the balcony. Do you know why they did that?

It will probably be because the staircase runs up in that zone.

The 2.8/24 Elmarit-Asph. and 2/35 Summicron-Asph. are also my go-to lenses and surprisingly versatile for buildings.

I like the contrast in brickwork and the timber accents. What is the main construction behind -- steel frame?

Wouldn't mind a bit more landscaping but that may come later. I'm thinking of keeping cool in the summer heat.

What is the average size of the apartments? I just wrote an advertising feature about a new apartment development in Wellington, NZ, you might like to compare: https://www.victorialaneapartments.co.nz/

Apartment living is relatively new to New Zealand, as most people live in single (detached) houses -- however, inner-city living, especially in Wellington and Auckland, has become severely unaffordable. We need alternatives.

Ahh. Thanks.

I see things like that. It’s a sickness amongst us inspectors.

Thank you, I learned something (when I was a child, I wanted to become an architect). This link might be helpful for details, in case others are interested:

I like brick walls and the way they are ageing when exposed to the weather. Saves quite a lot of re-painting.

A one bed apartment is around 480 square feet

Two bed, 700 square feet

The townhouses are various sizes

The site is in an urban environment but on a canal branch from a larger canal that runs through the city. There are various walking options directly from the site, including canal basins. One could walk into the Peak District from here, if you chose to - you can see the hills from the upper apartments. There is a small amount of landscaping, but this is not a "garden city" type project.

Every property has its own balcony or terrace and people are putting plants and greenery out on those.

ARCHITECT!

So this is all your fault. :)

But seriously, like on Page 5 of that publication, I look for these joints in the obvious places and when they aren’t there I have an inclination to ask why. Then I look at the drawings. The Architect points at the Structural Engineer and vice versa.
